When you’ve found a property you’re serious about, a pre-purchase building and pest inspection can be the difference between peace of mind and unexpected financial stress. At Co-Spec Building and Pest Inspections, our process is designed to be simple, thorough, and completely transparent giving you the confidence to move forward with one of the biggest purchases of your life, don’t choose the cheapest, choose us.
Step One: Enquiries and Booking
It all starts with an enquiry. Once you reach out to us, we’ll discuss the property in question, your requirements, and provide an estimate on price. From there, our booking form is quick and easy to complete.
To make life easier for you, we’ll liaise directly with your real estate agent to arrange a suitable time for the inspection. This saves you the hassle of playing middleman. Agents usually grant us access and are often on site during the inspection. While they may hover and take a general gauge of what’s happening, all findings and the official report remain strictly between you and us.
Why a Pre-Purchase Inspection Matters
Buying a property is a huge investment, and appearances can be deceiving. Many issues aren’t visible during a 30-minute open home: termite activity, structural problems, drainage concerns, or concealed water damage. A thorough inspection helps you avoid costly surprises after settlement, giving you the knowledge you need to make an informed decision before your contract goes unconditional.
What’s Checked During the Inspection
Our inspections are detailed and cover every accessible area of the property, including:
• Interior and exterior walls, floors, and ceilings
• Roof voids and roof coverings
• Subfloors
• Bathrooms, kitchens, Laundry’s and wet areas
• Exterior cladding and finishes
• Decks, balconies, and stairs
• Drainage and site conditions
• Evidence of termites or timber pests
• Safety hazards or potential compliance issues
This comprehensive approach ensures nothing is overlooked.
Attending the Inspection
You’re welcome to attend the inspection, in fact, many clients find it invaluable. An inspection typically takes around 90 minutes, give or take depending on the size and condition of the property. This gives you extra time on site, beyond what open homes allow, to really get a feel for the property.
While we work, you can wander around, ask questions, and we’ll point out any defects in person. At the end, we provide a verbal debrief. If you’re unable to attend, that’s absolutely fine, we’ll call you directly afterwards to give you a summary of our findings.
Your Detailed Report
We pride ourselves on delivering same-day reports, usually by that afternoon. Each report is thorough yet simple to read, with clear in-depth explanations and plenty of clearly marked photographs. You won’t just get a vague checklist, you’ll receive a professional, detailed document that highlights:
• Major defects
• Minor defects
• Maintenance issues
• Areas for further investigation
The next day, we encourage you to give us a call so we can go through the report together, answer any questions, and ensure you’re completely confident in understanding the findings.
What’s Not Included
It’s important to be transparent. As inspectors, we don’t provide repair cost estimates or open up walls, ceilings, or other concealed areas. Some issues may be hidden behind wall cavities or beneath finishes, and their true extent can only be confirmed by specialist trades. We always recommend further assessment by licensed professionals where necessary, particularly before your contract goes unconditional.
Negotiation Power
A pre-purchase report doesn’t just inform you, it can strengthen your position. If issues are found, you may have the opportunity to
• Negotiate a reduced purchase price
• Request repairs before settlement
• Walk away from a deal that poses too much risk
Either way, you’re in control of your decision-making, backed by clear, professional evidence.
