In QLD, pre-purchase building inspections must be done by a licensed residential building inspector. Termite/timber pest inspections should be done by a licensed pest controller. Ask to see licences.

Vendor reports can be useful, but buyers should commission their own independent inspection. vendor reports may miss inaccessible areas and can differ in quality between thorough quality inspectors and less experienced inspectors working for platform company’s like BYB that may favour real estate agents and vendors rather than buyers if not performed by a professional. 

It’s recommended you attend so the inspector can show you key findings on-site and you can ask the inspector any questions or concerns while at the property.  if you can’t attend, the inspector will call you directly after the inspection with any major issues they may come across and explain in depth prior to sending the completed report. 

Inspectors will note inaccessible areas in the report. If access is restricted, consider arranging access (e.g., clearing storage, opening roof hatches) or a follow-up inspection. Inaccessible spaces may hide defects.
