Building inspector qualifications and costs

There are plenty of Building Inspectors accessible these days, some cheaper than others. But is it worth going for the cheapest priced inspector you can find, that may not have the required licenses and insurance when investing in such a high valued asset?

In this blog we are going to give you an insight to what qualifications your building inspector should have, do they have the correct insurance and will you get the best quality report prior to purchasing the property of your dreams for the cheapest price.

Building inspectors are a valued ally when it comes to purchasing a property, they are there to make the buying process less daunting and advise you of not only serious defects a property may have but also list the minor issues within a property that can sometimes add up to a small fortune in repairs.

Here at CO-SPEC, we are adamant in providing the most detailed and thorough building and pest inspection reports at a competitive price for one of the most comprehensive reports available.

Making sure your building inspector is qualified is one of the first things you should know prior to booking any building inspections Gold Coast. In Queensland all Building inspectors are required to have held a builder’s license for a minimum of 5 years, in addition to that, have completed a Residential Building Inspectors Course which is added to their QBCC license, giving them the necessary licensing to perform building inspections.

For Termite inspections, an inspector must hold a “Queensland Pest Management Technician ID Card” as well as the required training and qualifications to hold a “Termite Management” license through the QBCC.

All the above-mentioned licensing requirements are available for public viewing via the QBCC website www.qbcc.qld.gov.au where license checks are available for individuals and companies.

A Building Inspector must have the correct professional indemnity insurance in place for the scope of work they are undertaking. Without the required licensing mentioned above, the insurances are unattainable. This can leave the home buyer high and dry if an unlicensed / uninsured inspector fails to mention a major structural issue that can cost “you” the buyer thousands of dollars if not picked up prior to the cooling off period and settlement of the property.

Unfortunately, there are many unlicensed or inexperienced inspectors in the industry selling their services at a cheaper rate and providing clients with a vague, non-comprehensive inspection report failing to mention many problems that a property may have.

So, before you hunt for the cheapest quote from a building inspector when putting your life savings into your forever home or an investment with intentions to make money, be sure to do your research and choose the right inspector that will provide you piece of mind with a comprehensive inspection report by an experienced, licensed and insured Building Inspector.
